An energy performance certificate (EPC) is a pre-requisite for advertising any premises in the UK whether residential or commercial, if they are to be rented, sold or auctioned. It is also illegal for a landlord to advertise residential premises without an information questionnaire (PIQ) ,EPC and Home information pack (HIP).

To identify prospective client needs, we use discussion sessions. The initial assessments and site visits are free in local areas *. We assess energy, safety, condition for legal compliance and use site techniques such as observing, measuring, testing, site data capture, building pathology while at site.  We show our data collections. photos which can include equipment and furniture to the occupant or the landlord for a veto. If the premises is for rental it will qualify for our no-cost advertising and viewing.

For Landlords we quote and deliver a set of legal certificates & packs before we advertise and rent premises. Floorplan(QMARK), Electrical appliance & inspection (PAT & PIT) test certificates, Condition(HCR) or User Safety (ACOP) documents can be optionally quoted and sent to the landlord along with rental agreements  for rental administration. Our rental management offer is optional and allows us to collect the rent, monitor repairs, maintenance, tax and in return we update our certificates & packs at no cost as the tenancy changes.

For Tenants, we check certificates & premises before we advertise the images and prices. We arrange free viewing, show certificates, packs and quote for deposit protection and tenancy changes. For Sellers & Agents  we offer EPC, HIP, PAT and QMARK, DEC, HCR, ACOP and PIT certificates or packs. For Buyers we check certificates, add amenities and technical reports. For Solicitors we search for local, national and utility data.

Summary of our cost offers for the legal documents:

We submit quotations for documents classified as contracts, projects or tenancies, based purely on our costs.

• Contract is "periodic repeats" such as Landlord Rental documents, floor plans and agent pre-pay packs.

• Project is "one-off requests" such as Registered certificates and packs, ownership and buyers reports. 

•   Tenancy is "tenant protection" such as Tenancy Papers, mid/end of term changes & deposit schemes.
