ADVERTISING OF EXISTING PREMISES - THE LAW
An energy performance certificate (EPC) is a pre-requisite for advertising any premises in the UK whether residential or commercial, if they are to be rented, sold or auctioned. It is also illegal for a landlord to advertise residential premises without a preliminary information record (PIQ), EPC and Home information pack (HIP).
To identify the needs, we use discussion meetings. Assessments visits will follow andcharitable in the local areas *. We assess energy, safety, condition for legal compliance while at site. We use techniques such as observing, measuring, testing, site data capture and building pathology. We show our data collections, meter readings, photos and furniture to the occupant or landlord and seek permission before use for calculations and advertising.

For Landlords we deliver a standard set of rental documents, deposit protection and advertise the premises. For Tenants we check certificates & premises before they can view. We arrange for the viewing, show certificates, arrange for tenancy agreements and tenancy deposit protection.Our standard tenancy administration is free. Tenants may attract a charitable deposit and free tenancy deposit protection.
We are a non-profit organisation and all other services are quoted at cost. Rental management for landlords is quoted. It will permit us to collect rent and deduct rent-tax and supervise repairs & maintenance. Floorplan(QMARK), Electrical appliance (PAT) & inspection (PIT) test certificates, Condition (HCR) or User Safety (ACOP) certificates can be quoted. For Sellers & Agents we quote and offer PAT, PIT, QMARK, DEC, HCR, ACOP, EPC certificates or HIP packs at cost. For Buyers we quote to inspect available certificates, prepare amenities and engineering reports. For Solicitors we quote and report local, national and utility data.
